It explains how, over the past few years, proposals to strengthen tenants’ rights have developed, culminating in the passing of the Renters’ Rights Act (RRA) in October 2025.
This new legislation brings challenges for landlords which will take effect on 1 May 2026.
From that point onward, all existing assured shorthold tenancies (ASTs) will automatically transition into assured periodic tenancies (APTs). In the same way, any new tenancies created after this date (where an AST would previously have been used) will instead be set up as APTs.
